Design Characteristics of T shaped Conservatories
A T shaped conservatory is a mish-mash of different conservatory styles – the top of the ‘T’, which will run along the rear wall of your home will have a lean-to roof . The central extension will have a square or rectangular base with a pitched roof similar to a traditional Edwardian conservatory. You can choose to add decorative details such as crests and finials.

This style of conservatory is versatile; if you wish to have a large conservatory but want to retain garden space this style may offer a compromise! T shaped conservatories work well with modern and period homes but are perhaps best suited to larger, detached properties.
There are three factors to consider when thinking about the buying a conservatory: size, roof type and building work. The table below below will give you an idea of the different pricing options.
- Roof
Your conservatory can be roofed with polycarbonate, glass or tiles. The roof is the most expensive cost but it is important to consider room use – if you want to use your room all year round, as a office or playroom for example, cheap polycarbonate will leave you with a higher heating bill.
Polycarbonate is the cheapest option and it has a number of other benefits – it is strong enough to withstand high and low temperatures and strong winds and is cheap to transport and install. Polycarbonate is opaque, so will give you privacy from overlooking windows and can be covered with a film to protect you from UV rays. A conservatory with a polycarbonate roof will cost between £12,750 and £14,500.
Glass is a more attractive material than polycarbonate but it won’t give you that privacy. Glass does, however, offer better insulation. A T shaped conservatory with a glass roof will cost between £13,300 and £15,200.
The most expensive roofing option is tile, which will cost between £16,100 and £18,700. Tiles will give you fantastic insulation, mute the sound of the rain and protect furniture from sun damage. Tiling your roof will of course mean that you will have less sunlight in your room, although you can install glass panels. You can choose to have your roof tiled with traditional tiles, or have a Guardian tiled roof; a tiling method especially for conservatories which will require less structural support.
- Size / Measurements
Your conservatory cannot be more than four metres tall, or four metres wide at its widest point (three if you are building onto an attached property). With this is mind you should be able to get an idea of how big you want your conservatory to be. A T shaped conservatory measuring 5000 x 3000 will cost upwards of £12,750. A larger conservatory measuring 5000×4000 will cost upwards of £14,500.
- Building Work
You can have your conservatory built upon a concrete foundation or a steel frame. Having a concrete foundation will require more building work. You can choose to have your conservatory fully glazed, built upon a dwarf wall or a combination of both – a dwarf wall along the longer lean to section and a fully glazed centre section. The building work required for a T shaped conservatory should cost between £2,475 and £3,950.
Providing that you stick within the size guidelines stipulated above, you will not need to get planning permission to build your conservatory. There are other rules, and it would be wise to look into those when planning your extension. The main rules are that your conservatory must be joined to your house – not by adjoining walls, and that in total, your conservatory and other outbuildings must not cover more than 50 per cent of the land around your house.
